What the data says

Dubai Land Department publishes around twenty-five open datasets. 12 of them change what a renter can actually see. This is what today's ingest produced, and what each row is doing inside the product.

Jumeirah Village Circle runs on the real Dubai Land Department feeds, pulled from the open-data gateway and committed with the code. The other five communities are generated into the same columns, carrying the same real DLD area ids, so the ingestion job cannot tell them apart — every benchmark below says which it was built from. DLD publishes no bedroom count for a flat, so bedrooms are inferred from floor area by bands calibrated against the transactions that do carry one; they reproduce DLD’s own label 87.9% of the time, and every inferred row is marked as inferred. In Jumeirah Village Circle that is 95% of the contracts behind the studio benchmark — the medians are the best number available, and they are not DLD’s own count.

Market rent by area

Median annual rent with the middle half of registered contracts — 3,959 registered tenancies in this bracket. The band is what a landlord can actually defend.

What DLD tells us

Each dataset earns its place by changing one answer a renter gets. Nothing is ingested for completeness. Cards are ordered real feeds first, and every one splits its row count by where the rows came from: DLD open data for Jumeirah Village Circle, a simulated feed for the five demo communities.

Enrichment

Every building, and where its facts came from

Completion year comes from a DLD building record where one exists and from the developer's published delivery date where it does not — either way it overwrites what an inspector estimated on the day, and the row says which, down to whether the record behind it is live DLD data or the demo feed. Service charge sets the building's service tier, and where nobody filed one the number is stamped an estimate; an active construction site geocoded within 600 metres sets the construction flag.
