Bedroom counts on flats are not published on Ejari rent contracts. They are inferred from the registered floor area using bands calibrated against 9,558 labelled sale transactions in this community, which reproduces the government’s own label about seven times in eight. The two- and three-bedroom buckets are where that inference is weakest.
